QUEEN ANNE REMODEL

A full renovation with addition of a classic Georgian style residence on Queen Anne Hill.

The house sitsd on the west side of Queen Anne Hill and has a nice view to the southwest of Puget Sound and the Olympic Mountains from the second floor. The structure was in very good condition but the fixtures, finishes and systems had not been altered since the late 1950's.

To make room for a modern kitchen we planned a small addition to the southwest corner of the house, relocated the main floor powder room and opened up the wall between the kitchen and the dining room. New kitchen cabinets were built of cherry with counter tops of honed black granite. Stainless steel applicances completes the updated look.

Two of the three existing three bedrooms on the second floor were combined to make a master bedroom (which could take better advantage of the view) and closet. The addition provided room on this floor for a more functional main bathroom.

To complete the update to the interior the existing oak floors were sanded and stained an elegant dark color (which also hid some unfortunate stains and masked where some new pieces had been added), the interior trim was striped clean of 70 years of paint and refinished and the plaster walls were repaired and repainted.

A new hydronic heat system was installed, and new data wiring, electircal wiring and lighting fixtures.

Upgrades to the exterior of the house included new windows, porches and a replacement garage (to fit a modern car). The new windows are wood sash in the existing frmaes with low-E, argon filled insulated glazing to maximise energy conservation. In the attic, floors and whereever walls were opened the insulation was upgraded to current best practices.
